YEE HOTEL Permas Jaya
By the Top3Hotels editorial team. Based on Booking.com guest scores and reviews, location data and reference prices. We did not stay at this hotel. Updated 2026-10-24.
Book it if you want a clean, very cheap room in Permas Jaya with AEON Mall and eateries nearby, and you mainly need a place to sleep. Skip it if natural light matters to you or you are a light sleeper, because many rooms lack daylight and street-facing ones pick up traffic noise.

Price-focused travellers, people on short stopovers and drivers who want free parking are the clearest fit. Guests say rooms are well maintained, often with air purifiers, and that AEON Mall, banks and plenty of eateries are within walking distance. Family rooms are listed too.
Who should skip it? Anyone who wants a window with a view or a bright room. Guests report that many units lack natural light, and the ones facing the street let in traffic noise. If either would bother you, the extra cost of our other picks may be worth it.
Location and getting around
The address is G-19 Blok A Permas Mall No.3 Jalan Permas Utara Bandar Baru Permas Jaya, so the hotel sits inside the Permas Mall complex. The location score is 8.7 out of 10.
The landmarks in our data are all far. Sultan Abu Bakar State Mosque is 8.6 km, about 108 minutes on foot as a straight-line estimate. Singapore Zoo is 10.7 km, about 134 minutes, and Sungei Buloh Wetland Reserve is 11.4 km, about 143 minutes. For any of these you will need a car, taxi or public transport.
Local errands are easier: guests say AEON Mall, banks and food options are walkable.
What guests say
It scores 8.3 out of 10 from 586 reviews. That placed it joint third of only 4 eligible properties in the sample, so the field was small.
Cleanliness earns praise, with well-maintained rooms that often have air purifiers. Guests also like being able to walk to AEON Mall, banks and many places to eat.
The recurring complaint is the room window. Many units have no natural light, and street-facing rooms get traffic noise. Room size and renovation condition have not been assessed.
Price and how it compares with our other picks
The reference price was €25.04 per night, 58% below the sample median of €59.66. These are reference prices seen for a 2-night stay in November 2026 for 2 adults, not live quotes.
Our Best Value pick, Capri by Fraser Johor Bahru, is a 4-star scoring 8.6 at €85.53 per night. Our Luxury pick, Amari Johor Bahru, is a 5-star scoring 8.5 at €93.25. Both cost more than three times as much. What you give up by choosing YEE HOTEL is mainly light, quiet and extra facilities; what you keep is a clean room at a very low price.
Breakfast is not listed in our data, so do not count on it. Check with the hotel, or plan to eat at the nearby eateries guests mention.
Why it made our top 3
We compared 4 eligible hotels in Johor Bahru. The Budget slot goes to the lowest eligible reference price after the upscale choice is set aside, and at €25.04 this was it. A score above 8 from nearly 600 reviews showed the low price did not come at the cost of cleanliness.
Before you book
Check today's price for your dates, since the November 2026 figure is only a guide. When booking, ask for a room with a window if daylight matters, or one away from the street if you sleep lightly. Confirm whether any breakfast is offered, how free parking works, and the cancellation terms.
