This three-star hotel suits travellers on a tight budget who want to walk to the centre. Family rooms are listed, so it can also work for small families. The guest score is 8.6 out of 10 from 573 reviews, a large enough sample to trust the overall picture.
Skip it if housekeeping standards are a deal breaker for you. Some guests report stained linens, hair and missed cleaning. That is not universal, but it comes up enough to mention.
Location and getting around
The hotel sits at 1 Shahinyan Street, and its location score is 9.1 out of 10. Guests describe a quiet setting a short walk from the city centre and local markets.
Republic Square is about 1 km away, around 13 minutes on foot. The Blue Mosque is about 1.6 km, roughly 20 minutes. Erebuni Fortress is far: about 3.9 km, or 49 minutes walking, so plan on public transport or a taxi for that one.
These walking times are straight-line estimates. Real streets can add a few minutes, so treat them as a guide.
What guests say
Two things stand out on the positive side. First, the location, which guests call quiet yet close to the centre. Second, breakfast: a buffet with tasty home-style options served in an outdoor courtyard.
On the negative side, housekeeping is the recurring complaint. Most guests find the place generally tidy, but some mention stained linens, hair and rooms that were not cleaned. If that worries you, ask the front desk about cleaning on arrival. A 24-hour front desk is listed, so someone should be there whenever you check in.
Price compared with our other two Yerevan picks
The reference price seen for a 2-night stay in November 2026 for 2 adults was €50.43 a night, so roughly €101 for both nights. This is not a live quote. Check today's price for your dates.
Here is the twist. Our Best Value pick, Bonjour Boutique Hotel Yerevan, came in at €51.87 a night with a score of 9.2. That is a higher score for a very small extra cost. Our Luxury pick, Seven Visions Resort and Places, the Dvin, scored 9.7 at €324.19 a night, which is a different category of spend.
For your money here you get free Wi-Fi, air conditioning, a 24-hour front desk, family rooms and a buffet breakfast. Whether breakfast is included in your rate is not confirmed, so check the room conditions.
Why it made our top 3
We compared 17 eligible properties in Yerevan. Boutique Living Hotel had the lowest eligible reference price once the upscale choice was set aside, which is how our Budget slot works.
It earns its place on price and location. It is not the best-rated hotel in the set, and the gap with Bonjour Boutique is small in money but clear in score.
Before you book
Room size, noise, renovation condition, breakfast inclusion and cancellation terms have not been assessed. Check all of these on the booking page.
Compare the live price with Bonjour Boutique Hotel Yerevan on the same dates. If the gap stays near €1 or €2 a night, the higher score may be worth it. If this hotel is clearly cheaper, it remains a solid budget base.
