Four Points Flex by Sheraton Dundee is a 3-star hotel and our Budget pick in the city. It suits rail travellers above all, since guests say it sits directly above the railway station. It also works for short city breaks focused on the waterfront and museums, and family rooms are listed.
Skip it if breakfast matters a lot to you; guests report cold food and limited hot options. Football fans heading to Tannadice Park or Dens Park may prefer our Luxury pick, which is closer to both grounds.
Location and getting around
The address is 2 South Union Street. Guests give the location 9.6, the highest location score among our three Dundee picks, and point out the V&A museum and city centre shops nearby.
By our straight-line estimates, RRS Discovery is about 0.2 km away, roughly 3 minutes on foot. Tannadice Park and Dens Park are each about 1.9 km, around 24 minutes walking. Those are still walkable, but allow for real routes being a little longer.
Parking is not listed in our data. If you drive, ask the hotel about nearby options and prices.
What guests say
The 8.8 score comes from 5,716 reviews, the largest review base of our Dundee picks, and placed joint 2nd of 9 eligible hotels in the sample.
Guests praise the location above the station and close to the V&A and shops, and the staff, described as friendly, welcoming, helpful and efficient.
Breakfast is the main complaint. It is a buffet, listed as continental, full English/Irish and buffet, but guests report cold food and few hot options. Whether breakfast is included in your rate is not confirmed.
Price and what you get compared with our other picks
We saw a reference price of €55.95 a night for a 2-night stay in November 2026 for 2 adults, about €112 in total. That was 35% below the sample median of €86.69. These are reference prices, not live quotes, so check today's price for your dates.
Our Best Value pick, Apex City Quay Hotel & Spa, was €88.94 a night with the same 8.8 score and 4 stars. Our Luxury pick, Staybridge Suites - Dundee by IHG, was €162.03 with 8.9. So you get essentially the same guest score as the Best Value pick for about €33 less a night. Listed facilities are a restaurant, free Wi-Fi and air conditioning.
Why it made our top 3
We compared 9 eligible hotels in Dundee. The Budget slot goes to the lowest eligible reference price after the upscale choice is set aside.
This hotel won that on price, and it backs it up with a near-top score and the strongest location rating of our picks. That combination is rare in a budget slot.
Before you book
Room size, noise, renovation condition, breakfast inclusion and cancellation terms have not been assessed. Because the hotel sits above a railway station, light sleepers may want to ask about quieter rooms.
Check whether breakfast is included and decide whether it is worth paying for, given the guest comments. Confirm parking if you drive, and read the cancellation terms before you book.
