Oaks R Suites Geelong is a sensible booking if you want a tidy, modern apartment-style stay within walking distance of the waterfront at a reference price of about €110 a night. Skip it if you want the highest guest score in town, since our Luxury pick scored higher for almost the same money.

This is our Budget pick for Geelong, and it suits couples and families who want a clean, modern base and plan to walk to restaurants, shops and the waterfront. Guests describe the apartments as tidy and well kept. Family rooms are listed, and so is air conditioning.
Look elsewhere if breakfast matters to you. The data we have does not confirm any breakfast offer here, so you would need to ask the property or plan to eat out. If you are driving and dislike confusing car parks, read the parking note further down before you book.
Location and getting around Geelong
The address is 10 Bellerine Street. The location score is 9.5, the highest of our three Geelong picks, and guests say it is within walking distance of the waterfront, the Westfield shopping centre and local restaurants.
Our straight-line estimates put St Mary of the Angels Basilica about 0.7 km away, roughly 9 minutes on foot. Kardinia Park, the stadium, is about 1.5 km away, around 19 minutes. Buckley Falls is about 5.2 km away, around 65 minutes on foot, which is far. Plan on public transport or a taxi for that one.
These are straight-line estimates, not measured routes. A beach appears in the provider facilities, but that does not confirm a beachfront position, so check a map if it matters.
What guests say
The rating is 8.9 out of 10 from 1,468 guest reviews, which is a solid sample. Guests praise two things most: the location, close to the waterfront and the shopping centre, and the cleanliness of the apartments, which they describe as tidy, well maintained and modern.
The main complaint concerns parking. There is a secure underground car park, but some guests find the layout and the lift access confusing. It is a small issue for most, but worth knowing if you arrive late with luggage.
Price and what you get compared with our other Geelong picks
The reference price was €110.40 a night, or about €220.80 for two nights. These are reference prices seen for a 2-night stay in November 2026 for 2 adults, not live quotes. Check today's price for your own dates.
Here is the odd part. Holiday Inn & Suites Geelong by IHG, our Best Value pick, scored 9.0 and cost €124.97 a night. Bayside Geelong Hotel & Apartments, an Ascend Collection Hotel, our Luxury pick, scored 9.2 and came in at €110.19 a night, slightly cheaper than this one. All three are 4-star properties.
So the case for Oaks R Suites rests on its location score and the apartment feel, not on price. If the Bayside price is still lower on your dates, compare the two carefully.
Why it made our top 3
We compared 3 eligible properties in Geelong. Oaks R Suites had the lowest eligible reference price once the upscale choice was set aside, which earned it the Budget slot. Its price sat exactly on the sample median of €110.40.
A strong 8.9 score from many reviews and the best location score of the three kept it in the list.
