The Royal Anne Hotel
By the Top3Hotels editorial team. Based on Booking.com guest scores and reviews, location data and reference prices. We did not stay at this hotel. Updated 2026-10-24.
Book it if you want a downtown base you can walk around from, with breakfast options and parking on site. Skip it if you drive a large vehicle or need a guaranteed space, because guests say the garage is tight and fills up.

The Royal Anne Hotel is our Best Value pick for Kelowna. It suits couples, families and road-trippers who want to park the car and walk to the lake, shops and restaurants. Guests score it 8.8 out of 10 from 1,745 reviews, joint first among the 10 eligible properties we compared.
It is a 3-star hotel. The property lists a gym, free parking, family rooms, free Wi-Fi, air conditioning and a terrace. Breakfast types listed are Continental, Vegetarian and Gluten-free.
Who should skip it? Drivers with a big vehicle, and anyone who must have parking confirmed in advance. Guests describe the spaces as tight and availability as limited.
Location and getting around
The address is 348 Bernard Avenue in Downtown Kelowna. Guests describe a central downtown setting within walking distance of the lake, shops and restaurants. The location score is 9.6, the highest number on this page.
We do not have measured distances to specific sights for this hotel. Before you plan days out, map the places you want to visit and check whether they are walkable or need public transport, a taxi or the car.
What guests say
Location leads the praise. Breakfast follows: guests describe a continental selection with fresh fruit, pastries, yogurt, cereals and hot egg dishes.
Parking is the sore point. The underground garage is secure, guests say, but the spaces are tight and availability is limited. Ask the hotel what the alternative is if the garage is full when you arrive.
Price and how it compares with our other Kelowna picks
The reference price was €116.39 per night, about €233 for two nights. That is a reference price seen for a 2-night stay in November 2026 (10 to 12 November) for 2 adults in one room, not a live quote. It was close to the sample median of €113.12, about 3% above. Check today's price for your dates.
Our Budget pick, Accent Inns Kelowna, has 3 stars and scored 8.3 at €84.97 per night. Our Luxury pick, Comfort Suites Kelowna, has 4 stars and scored 8.6 at €103.39 per night. So in this check the Luxury pick was €13 a night cheaper. The Royal Anne's case rests on its higher score, its large review base and its downtown position. If those matter less to you than stars and price, look at Comfort Suites.
