This hotel suits travellers who plan to explore Assisi on foot and want to keep costs down without dropping below 4 stars. It also suits anyone who cares about breakfast, which offers continental, Italian, American and gluten-free choices on top of the buffet.
Skip it if you are sensitive to small or worn bathrooms. Guests report tight spaces, broken fixtures and water temperature that comes and goes. If that would spoil your trip, our Best Value pick costs only a little more.
Location and getting around
The hotel is at Corso Mazzini 15, in the area the provider calls The Top-rated Area in Assisi. Guests give the location 9.7 out of 10, the strongest point in its scores, and describe it as close to the main square and within walking distance of the major historic sites.
The Basilica of Saint Francis of Assisi is about 1 km away, roughly 13 minutes on foot. San Damiano is also about 1 km, around 13 minutes. The Papal Basilica of Saint Mary of the Angels is about 3.2 km, around 40 minutes, which is far, so plan on public transport or a taxi. Times are straight-line estimates, and real routes may take longer.
What guests say
With 1,202 reviews averaging 8.8, the picture is reliable. Location tops the praise. Breakfast follows: a varied buffet with fresh cakes, savoury options and a station where you squeeze your own orange juice.
The bathrooms draw the main criticism. Guests mention small spaces, maintenance issues, broken fixtures and unreliable hot water. It is not a universal complaint, but it comes up often enough to take seriously.
Price and how it compares with our other picks
Reference prices seen for a 2-night stay in November 2026 for 2 adults were €111.50 per night, about €223 for the stay. These are not live quotes. Check today's price for your own dates.
That was 18% below the Assisi sample median of €136.75. Giotto Hotel & Spa, our Best Value pick (4 stars, 8.9/10), showed €125.50, only €14 more per night. Nun Assisi Relais & Spa Museum, our Luxury pick (5 stars, 9.2/10), showed €642. The small gap to Giotto is worth weighing against the bathroom complaints here.

Why it made our top 3
We compared 4 eligible hotels in Assisi. Dei Priori had the lowest reference price after the upscale slot was set aside, which made it our Budget choice. Its very high location score and large review count make it a safe base for sightseeing.
Its guest score ranked third of the 4, and the bathroom issues explain part of that.
