This is a beach stay first. Guests rate the location 9.4 out of 10 and keep saying the same thing: the sand is just across the street from the entrance on Marina Road, Otres II Beach, and the busy city centre is somewhere else. If your plan is swimming, walking the shore and coming back to a pool, the setup works.
Couples on a budget and families can both make sense here. The property lists family rooms, a pool, a garden and a terrace, and parking is listed as free.
Skip it if hygiene is your red line. The main complaint in guest reviews is room cleanliness, with mentions of dirty surfaces, visible mould and pests such as rats or mice.
Location and getting around
The address is Marina Road, Otres II Beach. Guests describe it as directly opposite Otres Beach and away from the town centre.
We have no verified walking times to sights or to the centre for this hotel, so we will not guess. Before booking, open the address on a map, check how far the places you care about are, and ask the property how guests usually get into town. Expect to need a taxi or other transport for anything that is not on the beach.
What guests say
The score is 8.5 out of 10 from 260 reviews. That is a joint second place among the 7 properties in our sample, level with our Best Value pick.
Praise focuses almost entirely on position: immediate access to the sand across the street and a quieter setting than the centre. Criticism focuses on cleanliness. Some guests mention dirty surfaces, mould and signs of rats or mice.
Price and what you get, compared with our other picks
The reference price was €48.05 per night, seen for a 2-night stay in November 2026 for 2 adults. That is about €96 for the two nights and 51% below the €97.93 median of the hotels we compared. This is a reference price, not a live quote, so check today's price for your own dates.
For the money you get a 3-star property with a beachfront position, a pool, a restaurant, free Wi-Fi, air conditioning and free parking listed. Breakfast options listed include continental, full English or Irish, vegetarian, gluten-free, Asian, American, buffet and breakfast to go. Whether breakfast is included in your rate is not confirmed.
Our Best Value pick, RIVA Hotel SHV, has 4 stars, the same 8.5 score and a reference price of €66.84 a night. Our Luxury pick, JATI Koh Russey, scores 9.5 with 5 stars at €184.53 a night.
Why it made our top 3
We compared 7 eligible properties in Sihanoukville. Naiya Sea Resort had the lowest eligible reference price once the upscale slot was reserved, and it still shares the second best guest score in the group. The 9.4 location score backs up the beach claim.
